The project
The property management of this 48-unit condominium in Kirchberg engaged EVIA Solutions to equip the underground car park with EV charging stations, meeting growing demand from residents who own electric vehicles.
The challenge
The existing electrical panel could not support 12 chargers at full power simultaneously. The solution also needed to ensure fair individual billing for each resident user.
Our solution
- Chargers — 12 Wallbox Commander 2 units (22 kW each) with touchscreen and RFID reader
- Dynamic management — Wallbox Power Boost load balancing system, capping total power at 100 kW and distributing it dynamically among active chargers
- Individual metering — Each charger fitted with a MID-certified meter for transparent billing
- Infrastructure — Dedicated sub-distribution board, star-wired cabling from the main switchboard, Type B residual current protection per charger
The system allows future addition of extra chargers without modifying the main grid connection.
Results
- 12 charging points operational within 3 weeks
- Zero power exceedance of the subscribed capacity thanks to load balancing
- Individual billing based on actual kWh consumed by each resident
- Property value uplift: estimated +3–5% on equipped parking spaces
- Demand: 4 additional chargers requested within 2 months of installation
